Rental Requirements

An application must be submitted on each resident or occupant 18 years of age or older. A $50.00 money order or cashier’s check must accompany each application. Must be in the form of a money order or cashier’s check. Make all payments payable to Haroks Management.

VERIFIABLE INCOME AND RATIO:

1. Monthly combined household income must be equivalent to monthly rent times 2.5
2. 2 years of consistent employment must be verified (DOUBLE deposit will be required.)
3. Applicants must provide proof of income with the last 2 paystubs (if paid biweekly), or the last 4 paystubs (if paid weekly), the previous year’s tax return, or bank statements from the last six months will be acceptable means of verification.

RENTAL/MORTGAGE HISTORY

Rental or Mortgage history will be based on the length of history as well as the payment record. An eviction or broken lease with money owed to a current or previous landlord will be subject to an additional deposit.

NO RENTAL HISTORY

Employment & income stability can override ruling.
Less than 2 year employment, an additional deposit will be required.

CRIMINAL RECORDS

1. A criminal background check is performed on all individuals age 18 and over.
2. Applicants with convictions or pending cases, including deferred adjudication for misdemeanors related to sex, violence, drugs, child abuse or any crimes against persons, property or public justice related will not be accepted.
3. Applicants registered with any Sex Offender registry will not be accepted.
